Whether it is a traditional tank-style water heater or the increasingly popular tankless water heater, it should be serviced on an annual basis. Accumulation of the minerals and sediment in the water can cause you to have less hot water due to the displacement of the water by the debris in the tank. In addition, mineral buildup can cause your tank-style water heater to run less efficiently, therefore using more energy to run, hence costing you more money. Tankless water heaters are serviced somewhat differently than storage tank-type units. Nonetheless, they, too, should be flushed and serviced on an annual basis. Due to the components within a tankless unit, it is crucial to be diligent about a regular maintenance routine. As a side note, you should never install a tankless water heater unless there is a functioning quality water softener system in place! Yes! We offer video inspection for interior and exterior drains. Video inspection is a useful tool for a number of reasons. We typically suggest a video inspection for a drain or sewer line that has recurring stoppages. Typically, when a drain continues to experience backups after it has been snaked out, it means that there is likely something else going on within the pipe that requires “eyes on the ground” (or under it) to see what the problem is in real time. With our camera, we will show you what is happening inside that problematic drain and pinpoint where the problem is. You can follow the footage on our monitor or we can even stream the video to your own phone or tablet! When a home is built, before the concrete is poured, trenches are dug to lay all of the drains and, in many cases, water lines. After the home has been completed, it is possible to develop a leak in one of those buried water lines under the “slab” of concrete, hence the term slab leak. By code, high water pressure is the incoming water pressure of anything above 80 psi. The best way to know what your water pressure is to put a pressure gauge on the system to get a proper reading. Some signs of high water pressure could be leaking pipes, faucets, or toilets. Sometimes high water pressure will reveal itself through the old “water hammer.” Simply put, a water hammer can be heard (and sometimes felt) when a faucet or other fixture is turned off suddenly. Unfortunately, these symptoms, over time, can lead to a sudden pipe bursting, which can cause a tremendous amount of property damage and disruption to a household. Did you know that your water pressure can actually fluctuate higher overnight? During the day, when most activities involving water are taking place (showers, baths, laundry, dishes, etc.), the water pressure reading obtained will actually be on the lower end of what will be seen over a 24-hour period. Overnight, when water usage in an area is at its lowest, the water pressure in the system can increase anywhere from 5 to 20+ psi! If your home has high water pressure or is close to it, we recommend having a Pressure Regulator Valve (PRV) installed to have reliable control of that water pressure coming into your home.
Although it should go without saying, we’ll say it anyway. Non-edible things should not be put in your garbage disposal! Outside of that, used properly, even the most basic garbage disposal can usually get the job done. The best rule of thumb when using your disposal is to use small portions of the food you are getting rid of with lots of water. Wait for a second or two until the disposal is clear, then repeat. After you’re done getting rid of the evidence (haha), let the water continue to run for another 10 to 15 seconds to allow everything that went down the disposal to be washed all the way down the line. Using hot water is usually best. In answer to the original question, however, avoid putting these things into your disposal: celery, fruit pits, onion skins, and grease. Follow these tips, and your disposal should do what it’s supposed to.
The average life expectancy of a water heater in Arizona is 7-12 years. Contributing factors such as poor water quality and / or high water pressure can impact your water heater’s ultimate life span.
